That price seems to be very high. Typically for a 40 year old home, we will pay $2,000 to $10,000 and we put about $7,000 into move and setup, plus maybe another $2,000 to $5,000 to refurbish it. All in that puts us at $14,000 to $19,000 . If we buy at $30,000, it will cost $37,000 after moving (assuming it is in excellent condition). That puts the pricing comparable to a brand new home. Also, with a price at that level, we cannot mark up the home to make a profit when selling to a tenant. The economics simply don’t work for a mobile home park owner.
This raises a question - are you trying to sell a home retail to a tenant? This forum is for mobile home park investors. If you want to sell a home to a retail customer, you are better off posting on something like www.MHVillage.com or Facebook or Craigslist.
