Metering gas and electric

I’m looking at a park right now that is paying water, sewer, trash, as well as the gas and electric. It’s a very old park and apparently the gas and electric was never submetered to the individual lots. This is not typical for a mobile home park where the gas and electric are usually direct billed by the utility companies. And I fully understand the liability this presents for the park owner.

I’m curious if anyone else has taken on a park and effectively worked with the electric and gas companies to meter the lots and have the companies direct bill. Maybe it depends on the the market and the particular utility company, but I would think this is within the realm of possibility. Can it be done cost effectively also?

Any insight would be appreciated. I’m only considering buying the park and taking on this issue because it’s in a very good market and there’s good upside to the deal.
