Managing an Out of State Owners Home

We rented a home for a lady with a big loan on a nice d/w so that she would not lose it. She continues to make the payment on the mortgage as she does not want her credit ruined and we are collecting from the tenants one check that includes our lot rent. We have not done this before. What’s the best way to handle this? Should we charge a management fee? I’m not too excited about taking the trouble to send her a check each month (her check would include the balance of what’s left over after deducting our lot rent). Any ideas or suggestions would be appreciated?
