Manager's fee-less than lot rent

Has anyone ever done less than totally free rent for a manager’s fee? I am looking at a park, only 14 lots, fully occupied, pretty stable, no POHs, and I live 2 hours away. I think I could get away with much less than free rent, as 1/14 is significant. Current rent is 260, I truly feel “managing” things would not be worth even that much, maybe half. Right now trying to figure out a number to put in my cap model. Paying for mowing separate so perhaps I could lump that into the deal too.
