Have you changed the use of your MHP to something other than a MHP? Or sold to a developer?

I know we are mostly MHP people here so this may be blasphemy, but I am under contract on a park that would be better suited as a different use given its location in a vibrant and growing college town. My initial idea is to operate the park for a number of years and then sell it to a developer, but I do not know today how viable that plan will be in the future.

For anyone that has been down this road before, what did you do, if anything, prior to closing the sale to get more comfortable that this type of exit is a viable strategy?
