Asking $275k " as is" plus will require approx $100k to $200k in upgrades (lagoon, water lines, remove junk homes, clean up rent roll, etc).

Ideally suited for someone local who can be hands on or closely supervise. Seller finance available. Will also consider joint venture, management fee, master lease, etc. We are motivated to make a deal - trying to retire.

Have you thought about an above ground sand filter system, an aeration septic system–try some alternate ideas before down sizing your number of sites and lowering the value of the property. The soon to be unused lagoon could be a water detention pond or maybe for a nearby developer would find it useful. Reach out for ideas from others before you jump ship.
