Has anyone on here ever set up a park that is just family? Looking for a way to move my nieces and nephews onto my farm in Illinois. We have about 40 acres deeded separate from the farm, and would have 5-6 mobiles set up in about a 5-acre area. Are there any particular reasons we couldn’t do this? Would the tax burden on me be terrible? From my research, it seems like their homes would be subject to privilege tax, but I am worried about what it would cost me overall.
I think it’s under 5 and you don’t need a park license. My park was started in exactly this way (it was whispered to me that the oldest child got someone pregnant in high school) so “let’s put a mobile home in the backyard for them” got morphed into an entire mobile home park in the 1970s. My property tax seems to include that ground in the homesite rate so that’s the extent of the tax burden, other than the annual license (cheap, if you can get it).
