Does anyone have experience with self storage units? I have an opportunity to purchase one and I’m looking for the industry standard expenses. I know that mobile home parks with city water city sewer run at 30% expenses. If it’s private water and sewer it’s 40%. What are the average yearly expenses for a storage unit. I’m trying to run the CAP rate on a purchase.

Can’t be certain, but I bet there is a forum for that industry which would probably have better information than many of the folks here.
