Best Bank Financing for Refi

We own a park in Arkansas—we purchased like 2.5 years ago with private money. We’d like to refi out the investors and and use the money to do improvements and also purchase new homes to do infill. What is the best route for institutional financing? Thoughts?

Loan amount? Additional cash out other than infill? Number of POH now and after infill…if any? Recourse or non-recourse? Manufacturer of new homes for infill?
