A question for Frank and Dave

When you’re evaluating a park do you ever get out and talk to the tenants ? The reason I ask that question is I bought a small park in Oregon two years ago that had I talked to some of the tenants …I would have ran like hell from that deal. I know many ads say do not walk the property unattended and don’t disturb tenants. But once due diligence is underway is there a value in talking to the tenants ?
