1031 replacement - opportunity zone deal

Hi all - for those with 1031s and/or other gains to offset, we are currently offering a very compelling MHP development deal in an opportunity zone. We own ~4000 pads of this product and recently closed the sale of close to 1000 lots to one of the largest operators in the space. Differences vs. 1031:

  • for OZ you don’t have to invest your original basis, only your gains
  • the taxes on those prior gains aren’t deferred forever but rather through 2026 (unless legislation extended)
  • for OZ you have to hold at least 10 years (which is our business plan anyway), and then any gains from the OZ deal are completely tax free without any further requirement to roll into a new deal / asset
  • no complex structuring or TIC needed
  • pre-tax projected returns from our OZ deal are (we believe) hard to achieve or even get close to through a 1031
