1031 exchange

Can I do a 1031 Real Estate Exchange on 2 single family rental houses I’m about to sell and buy 2 mobile homes ?

No.  Mobile homes are chattle, not real estate.  The mobile homes would have to be permanently attached to land (concrete or brick foundations, retire the title with DMV and have it taxed through the county as an improvement to the land).  Only then are mobile homes considered ‘real estate’ and not 'wheel estate.'Good luck,-jl-
