Your thoughts please

I have found a park that fits all of my requirements. The only condition that I don’t like is the park is in the 100 year flood plain, requiring flood insurance and some restrictions on adding new homes. Do any of you see this as a show stopper?

Also, this park will have a new septic system. It is my understanding that you now have to have an “operator” for the plant, adding additional expenses. How do you folks handle this? Any ideas/suggestions are appreciated.

If the restrictions are not too bad and the deal is really good I would go ahead and put it under contract. If you have a wastewater sewer plant you will need an operator licensed by the state. It depends what type of permiiting that you have by the state as to how often the operator needs to be out at your facility.
