Does anyone have a cut and dry process to prep a POH before opening it back up for rental? New paint, flooring, light fixtures etc…
How much time do you find yourself spending after a tenant moves before it’s ready for the next one?

Sometimes cleaners and bang you can show it. Sometimes some steam cleaning and carpet stretching.
Sometimes wall repairs and completely new flooring, siding, painting, appliances, furnace, hot water heater, months of work.
Depends on your tenant base and how long someone was in the unit. For someone was in there for five years, a coat of paint and new carpet might be warranted. Even if they didn’t move out.
