Unlicensed Park Purchase?

Does anyone have experience in turning around communities that were operating without a license? The park is operating without a state license and has yet to be fined apparently. It needs some work in order to be eligible for licensure according to the agent.

Thanks for the response! We are considering this in Indiana. What was your biggest challenge in doing this?

Every park will be different.
It could be as simple as back fees, or maybe someone didn’t fill out a form.
It could be major utility repairs and tons of money
Get the list of violations, from the inspector, to get an idea of the costs.
