Tree limb causes damage

I have a tenant have a tree limb fall off and go through the windshield of their car. I’m getting the typical " you’ll here from my lawyer"… heard that a million times, doesn’t scare me. Either way, I am curious on how other Park Owners handle these situations. I typically would say “sorry that happened, this is why you have (or should have) insurance.”
Is this what you would do? or would you cover the damages? I’m sure local laws would play a factor for some of you.

My insurance agent told me unless I was warned of a dead or dangerous tree branch[s] previously I am not liable. Their attorney [they dont really have one] would know that also.

From my understanding, if the tree limb is alive, then it’s considered “an act of god”. But if the limb was dead and should have been trimmed, then it’s the park owners mistake.
