Thinking About Selling 2 Parks on the West Coast of Michigan

I own a park in Muskegon, Michigan with 24 lots (23 useable), 18 apartments, 6 machine laundry, and an adjacent 30,000 sf vacant lot. City water/sewer. Median home price of $153,000. The apartments stay full and the park has 19 lots covered (10 POH). 2018 NOI of approx $104,000 on $220,000 gross. Wanted to offer it to the forum members prior to listing on Mobile Home Park Store. Will sell at an 8 cap based on total income.

I have another park (53 lots) in South Haven, MI (also on west coast). City water/sewer sub-metered.
Median home price $202,500. 85% occupancy. 2018 NOI of approx $140,000 on $240,000 gross. Would also look at 8 cap sale on total income
