I have a 15 space park under contract for $60K+$1K assignment fee. Lot rent in the park is $200-$225. The park is on city water and city sewer. There are 12 homes in the park with 11 tenant owned and one vacant at the present time. Half of the park is individually metered by the city for water and sewer and the other half has a master meter and could be submetered or individually metered to meet city specifications.
The park is 2.8 miles to nearest Walmart, 3.8% unemployment and family median income of $49,699 according to Bestplaces.net.
The metro is small at 32,609, but the area is located between two large Indiana cities.
