Security deposits on RV lots - yay or nay?

What is “standard” on RV lots? Have a handful in a park primarIly MH. Seems like a lot of resistance charging 495 all utilities included when they see we want a 495 deposit also.

Any insights ?

The deposit we have for our RV park is primarily to cover the utilities we submeter if someone decides to leave in the middle of the night on the 30th of the month. You could spread the deposit over two or three months, or alternatively just cut it in half since you include utilities in base rent.

Another option if you have good management is to charge a weekly rate for $200-250 per week. More money but more management and less need for a deposit.

We were charging about $200. - $300. deposit on the few rv lots we have (4). People didn’t always like that but it helped when we had to evict a tenant for violating the rules by bringing in a pitt bull without permission. The deposit helped pay for the court costs (we won) and part of the rent she didn’t pay after we filed for eviction. We had taken another to court before that and it helped for the same reasons.
