Screening Tenant Prospects

We have a dozen park owned rental units in a park we just purchased and are having a big turn over. We are discovering that many of the renters are not who we thought they were when we moved them in.

In our othere parks we never had rentals. What have you found is the best way to screen. Another park owner told me last week that he just takes the money form who ever has it first. This seems not to be working very well.

Are any of you experiencing big turnovers and more difficulty in keeping your owned homes rented to the right people ?
