Raleigh, NC area park owners/managers,
We are under contract for a park in the Raleigh/Durham area. During DD phase, we discovered there are some issues with the Septic drain field and wondering whether I could talk to some area owners/managers on the septic system in this area. Background of the issue we are facing:
We hired a septic inspector and he tried to pull the operating permits. But the park did not have anything. City also did not have any useful information. So he backed off and did not want to inspect the septic system. Seller also does not have much information on Septic. The park has one septic tank for each lot. And, there are 3 pumps and drain fields.
Questions:
- How do we inspect this park?
- Without Operating permits, what should we do?
- Is it seller’s responsibility to show me what is connected to what and where everything is?
- Is it a risk not knowing how the system operates and where everything is?
