What exactly is r3 zoned? Is a mobile home park grandfathered in if it’s r3 multi fam? Can I bring in new homes if I move an old one out?
Grandfathered means, in this context, that the MHP existed before the zoning ordinance or map that governs the subject property. The zoning map could show that only chicken coops could be built there and you would still be okay as a grandfathered non-conforming property - which can continue moving homes in and out of the property as part of that usage.
