Question on Eviction in Florida

When a tenant is on “rent-to-own” or on “lease with option to purchase” contracts, can you still evict them for non-payment of rent or you’d have to foreclose since such contracts are regarded as mortgage? If above contracts waive the landlord’s responsibility for maintaining the mobile home and require the tenant to do all repairs, would such provisions make eviction process more complicated under Florida law?

Reached a “cash-for-key” agreement with tenants. It looks like it does not make sense to pay $1,500-2,000 legal fees as you can pay tenants to move out.
