Location: OH, suburban, w/weekly rental inquiries. 30 sites (concrete pads), city water & sewer, 17 TO homes, 6 POH (vacant)(4 solid, 1 move in), 6 RV s on pads (monthly) (very strong market), $213-225 lot rent, cash purchase.


Separate the POH’s and value them separately according to their replacement cost (incl. any rehab you need to do to sell them), NOT their “earning potential.”

RV spaces have no value…bank won’t include them because they could drive away during the night. Not your fault the seller didn’t get TOH’s on those pads.

Why is this a “cash purchase?” Why not financing?
