I have a friend who has a 82 unit park in a rather rough area. He purchased it all cash nearly 3 years ago, since he took over occupancy has dropped from 90% to 20% and many of the trailers (all park owned) have doors wide open and are getting trashed. He’s tried to manage it himself with one onsite person but he’s older and just ran out of energy. He asked me for help while we were eating lunch the other day, he (and especially his wife) are ready to throw in the towel. How would you find a good manager/greeter in a town a long distance from home? The current manager is on weekly salary and is very slow on repairs and has a temper. There is a chance he could turn hostile if terminated. How would you sell these units when they need considerable work to them yet there aren’t funds to do the fix up?
