If the tenants cannot go anywhere cheaper then you will probably lose few of them. But you need to check with an attorney on the procedures for Florida specifically, as Parks with > 50% Tenant Owned Homes have special powers in that state when it comes to new charges to tenants. I think I remember there being provisions where if 50% of them thought the increase was excessive then they can have a judge order you to reduce it, etc. Get an opinion from someone who is an expert on the topic.

If you’re only able to raise lot rent to 125 per month due to the state restrictions then I would say that the evaluation at a 100 per month lot rent is probably not far off since the upside would be limited and drawn out due to legal restrictions.
