Ohio Mobile Home Park

I am looking at a park with majority POH and private well and sewer in Ohio… I checked with the Ohio EPA and they have no issues with the private utilities…

Gross is about $165,000 and NOI is $99,000 so around 40% expenses… seems reasonable

This park is between Akron and Columbus

He is asking for a $990,000 so a 10 cap… seems kinda high Thoughts?

There is upside to raise rents and fill empty lots…

What type of sewer system does the park have?

The park has a waste water plant. About 10 years old

How many spaces? Operating expense ratio seems off most package plants run over a 50% expense ratio especially on a sub 200k gross park. Not to mention capex reserves for a package plant. Figure 500k over 30 years so add another 16k a year just to plan for package plant replacement in 20 to 30 years from now.
