Since someone recently “Liked” this Post (Thank You), I thought that it would be good to give an update of our Due Dates; Late Fee Dates & Eviction Date as they have changed over the almost 4 years.

Our Business Model still uses Frank’s (@frankrolfe) saying:

  • “No Pay, No Stay”

We mail out Monthly Invoices for our 2 Mobile Home Parks.

The Monthly Invoices contain the “Customer Payment Responsibilities”:

  • Due: 1st Day Of Each Month
  • Late Fee - #1: 2nd - 5th
  • Late Fee - #2: 6th - 20th
  • Late Fee - #3: 21st - 31st
  • Avoid Eviction: Payment Envelope USPS “Postmark Date” must be the 5th or Less

Our Tenants mail their Payments to a PO Box.

Our Late Fees & Eviction Process is based on the:

  • Payment Envelope USPS “Postmark Date”

Since there is a 2 day turnaround for mail, we do not officially “Evict” until the 7th Business Day of the Month.

Recently, we added the 3rd Late Fee as really Late Payers require extra time & attention on our part. Thus, the increased Late Fee.
