Memphis, TN Market

I’ve seen a couple of parks available recently in Memphis for decent cap rates. Parks are on city utilities, but seem to have very short lot lengths, around 55-60 ft in most cases.

Is this a common trait in this market? Most parks I’ve looked at were built in the 1950’s/1960’s and are fairly central to the metro area, so I suppose this helps to explain why lots would be this small in a region where land is relatively plentiful.
