Looking for direction on mobile home investment -- single unit as well as potential for park purchase

Hi! I’m totally new to the world of mobile homes and parks. I have a family member living in a condo I own and I want to relocate them to a new location so I can sell the condo. They have mentioned that they’d like to eventually own a mobile home and I thought, why not help out by investing in one, having them pay rent or at least the lot rental, and maybe buy in later. I just don’t know where to start, how much a home in Phoenix should cost (they’ve mentioned 10k but seems low to me), how much rent should be (they mentioned 600 a month but I think it’s probably closer to 400).

That led me here, and I thought, maybe it’s worth finding out more about investing more money into something like this – a park, or multiple units? I want to learn about the business model and investment quality of such a venture.

I appreciate any and all thoughts you might have for me.
