While this is not MHP specific, it's very applicable. I do land home deals near me and was under contract to purchase a home today. It is in a rural and heavily wooded area of Texas and I had a buyer lined up based on contractor relationships for other deals.
Doing the Walkthrough before closing everything was checking out fine. The home needed 15k of repairs but land coming with it would still be better than buying new at the 10k purchase price.
Getting to the back master bedroom I walked in to see a tree had come completely through the home and floor, which was not noticeable at the front (remember heavily wooded + porches etc).
Needless to say I didn't show up to closing and am out a couple hundred bucks. Will see if I can get the pic uploaded here in a sec...
