How to value a Marina?

I’m looking at a park for sale in the Chicago area that is on a lake with $700,000 houses. There are 130+ marina slips which account for just under half the income and 60+ MH spaces.

The owner says the marina is simple to manage but he also has two employees that pull boats out, put boats in, and help the marina customers.

I’m not sure how to value this thing. It kicks off about $200k in NOI, $110k from MH and $90k from Marina. Anybody out there have experience with Marinas, either operating or valuing? Thanks! Will
