I am selling my first park. This park involves two entities, one LLC owns the real property and another LLC owns more than half of the homes in the park. We are in the process of putting together a sales contract between us and the new buyer. The price negotiated with the buyer includes both the park and the homes. With the sale of the home entity includes several notes, rent credit contracts, rentals, and a few vacant park owned homes. When writing the sales contract, we are looking to keep the home entity and park entity separate so we are thinking we need two separate sales contracts. Has anyone sold a property in the past this way keeping the home and park entity separate? Does anyone have a sample contract I could use as a sales contract on the park owned homes owned in the home entity?
