Hopefully someone here has been through this process before, but my question involves electric utility companies and tax exempt status in the state of Texas. From my understanding, the state allows for a 48 month previous recapture period for taxes to be reclaimed for mobile home parks if they are found to qualify for “tax exempt” status. Does anyone know of reputable engineering firms to perform a predominant use study, or utility management companies that offer good commission split with the park, and what that split would like like (50/50, 35/65, 30/70 etc.).
