How much crime scares you away from a deal?
The City rates do not translate to crime in the neighborhood. There are some nice neighborhoods in Chicago, despite it having the highest murder rate in the country, as an example.
If there are felonies happening regularly in the park or neighborhood then you have to consider how many leases you will non-renew to clean everything up, which will impact your books. There needs to be enough upside to clean that up, and the stress that goes along with it.
