Cleaning/Painting Metal Roof?

Hello all,
We purchased a 1970s mobile home and the metal roof is about 8-10 years old. There are no leaks but there is some slight discoloration from mold/mildew. I plan to wash it with a bleach solution and I have a couple of questions.
What product should I seal the joints and roof protrusions (vent pipes) with?
Is there any reason to paint it and if we do, does that add increased maintenance?

After this, the next project will be painting the siding and I found some great info here on that process.

Calking is readily available at home building stores to seal all openings. I would defiantly not repaint the metal. If you do you will need to repaint it regularly. The existing colour is most likely powder coat and will outlast any paint you apply.

A contractor just bid $2400 for the cleaning, caulking, taping seam and sealing with APOC 252.

He claims a 15 year life for the product and says you don’t have to do anything to the roof for that 15 years. But it’s a manufacturers warranty, not his.

I asked him to rework the quote without the coating.
