Best Place to Find/Buy Mobile Homes

Have a couple of empty lots that I rent out to RV’s but would like to get a full time tenant/MH on the lot. I am new to the forum but have owned the park for many years and am looking for guidance on how to market the lots? How would you go about possibly purchasing and moving a few homes in or actively market? Median Income $44, 500. Median Home Cost $97,000. Lot rent $255 includes water/sewer. Has a new Casino in town and good ag base.

Ive never seen a suitable answer to this on here in years. We have similar geographics. Locals wont buy a new home and are stingy when buying a used one from me. Finding suitable used homes very rare and if you do it will cost $6000 from the only mover within 200 miles! I dont have a good answer either.

Search Craigslist for the guys offering to buy used homes. Often these guys are pulling out used homes and have a used home inventory. They may become a lonnie dealer for you.

You may end up having to bite the bullet and buy a home for $10k, fix it up, and sell it for a small loss. At $255 a month it will take a long time to recover that loss. Have you considered installing a Park Model RV? Often you can find them for $10-20k in pretty good shape. They will be cheaper to set up than a MH.

Park owners caught on to CL buyers [poachers] years ago. And with the tiny home craze the park models are way overpriced as their owners dont want them moved either. Again, same issue, NO reasonable mover within 150 miles. Park owners are defending their homes as hard as guys trying to steal them. Still no solution to filling lots here.

That is the painful reality I am finding out. Appreciate the feedback…keep it coming.
